- $150 trip fee to property when necessary to resolve issues beyond phone, text and email communication. Times for trips to the property are Monday - Friday / 9am-6pm.
- After hours Emergency Visit fee is $200.
- Outside Property inspections per owners request $100
- Inspections after tenants vacate for lease term expires. Assesses damages and evaluate damage and repair cost for deduction from security deposit.
- Lease renewal fee 20% of rent with existing tenant

- Minor small repairs included, such as small drywall repair patch and paint due to tenant damage. Door locks and knobs replacements, maximum 2 door locks (materials paid by owners)
- New tenant turn over cleaning for entire house, not including furniture and big items removal.
- 50% discount on the lease renewal contract with existing tenant (Standard fee is 20% of Lease Amount).
